A Building Management System and a Heat, Ventilation and Air Conditioning system are systems that set and control the environment in buildings. They control temperature, pressure, humidity, and ventilation rates. They comprise hardware like valves and other mechanical devices, and software to control opening and closing of the mechanical devices to keep the measured values inside the set (acceptable) values. The set values are important to keep cleanrooms as clean as they should, and not so important for offices. For validation purposes it is far easier to validate the systems if the mechanical parts are distinct entities. Then you can validate the high risk areas and not bother with the low risk areas.
